The most common reason sod fails in Greater Sudbury isn’t the sod. It isn’t bad timing, wrong variety, or inconsistent watering after installation. It’s what happened — or didn’t happen — to the soil before a single roll went down.

In almost every case, the failure traces back to soil preparation — either skipped entirely or done wrong.
Soil prep is the step that’s invisible after installation. Nobody sees it once the sod is down. Which is exactly why it gets cut — by homeowners doing it themselves, and by contractors trying to lower the quote. And it’s exactly why some Sudbury sod installations look great for six months and then slowly deteriorate into the same problems the homeowner was trying to fix in the first place.
Here’s what proper soil preparation for sod installation actually looks like in Sudbury — and why each step matters in this specific climate and soil type.
Why Sudbury Soil Makes Prep More Critical Than Elsewhere

If you’ve read generic sod installation guides — the kind written for southern Ontario or generic Canadian audiences — they’ll tell you to till the soil, add topsoil, grade, and lay. That advice isn’t wrong. It’s just incomplete for Sudbury.
Greater Sudbury sits on Canadian Shield bedrock covered by glacial clay. On most residential properties across the city, you’re working with heavy clay soil — sometimes with a thin topsoil layer above it, sometimes with almost none. In newer subdivisions, construction scrapes the topsoil and leaves two inches of imported material over essentially raw clay.
This creates specific problems that generic soil prep advice doesn’t account for:
Clay compacts hard and stays compacted. Sod laid on Sudbury clay that hasn’t been properly broken up will produce a root system that hits the compaction layer within a few inches and stops. The lawn looks fine for the first season when the sod’s existing root mat is intact. By year two or three, the grass is thinning because the roots can’t go deeper and the soil structure is limiting access to moisture and nutrients. Poor drainage is common on Sudbury lots. Clay drains slowly. Low areas on Sudbury properties that haven’t been graded correctly will hold water after rain and snowmelt. Sod laid over a drainage problem creates recurring dead zones in the same spots every year — the sod drowns in those areas every spring regardless of how well the rest of the installation was done.
Frost heave affects anything set in the soil. Sudbury’s freeze-thaw cycles move the ground significantly. Sod installed on poorly prepared, uncompacted fill will shift and settle unevenly through the first winter. You end up with an undulating surface that looks nothing like it did at installation.
All of these are manageable. But they require specific steps in the soil prep process — steps that go beyond what generic guides recommend.
Step 1 — Remove What’s There First

Before anything goes into the ground, what’s there now has to come out. This step gets rushed or skipped more than any other and it creates compounding problems.
If you’re replacing an existing lawn: the old grass needs to be fully removed — not tilled under, not mowed short and covered. Tilling old grass under creates a decomposition layer that interferes with new root development and can create drainage issues as it breaks down. A sod cutter removes the existing turf cleanly. For smaller areas, manual removal with a flat spade works. Whatever method, the goal is bare soil with no organic material from the old lawn mixed into the top layer.
Weeds and roots: any perennial weeds — dandelions with deep taproots, creeping Charlie — need to be addressed before sodding. Laying sod over an active weed population doesn’t eliminate it. The weeds push through the seams and the edges, and within one season you’re dealing with the same weed pressure you had before the sod. Under Ontario’s cosmetic pesticide regulations, iron-based herbicide can be applied to the area, allowed to work for the appropriate period, and then cleared before soil prep begins. For a new sod installation, this is the right time to address weeds permanently rather than managing them year after year after installation.
Debris and rocks: anything that will interfere with root establishment or create voids under the sod — rocks, old root systems from removed trees or shrubs, construction debris on newer lots — needs to come out. Voids under sod lead to dead spots within weeks because the sod in those areas dries out faster than the surrounding material and can’t establish root contact with the soil below.
On Sudbury lots that have had construction work — new builds, additions, landscape renovations — check for buried construction material. Concrete chunks, lumber scraps, and compacted fill left by contractors are common and create dead zones that are impossible to diagnose without knowing what’s underground.
Step 2 — Break Up the Soil and Address Compaction

This is the step that matters most on Sudbury properties — and the one most commonly skipped by contractors who are trying to move quickly.
Sod roots need to penetrate the native soil below the sod’s existing root mat to establish properly. If that native soil is hard-packed Sudbury clay — which it is on most properties in this city — the roots hit a wall within an inch or two and can’t push through. The sod survives on its own root mat initially, but as that mat ages and the grass demands more from the soil below, it can’t access what it needs. The lawn slowly deteriorates.
The right approach: till or rototill the existing soil to a depth of 4 to 6 inches minimum. On severely compacted clay — which you’ll identify by how the equipment responds — 6 inches is better. The goal is breaking the compaction layer so that new sod roots have somewhere to grow into. On a Sudbury property that hasn’t been worked in years, this step alone changes the conditions the sod will establish into.
After tilling, test the soil depth you’re working with. If you’re down to rock at 3 inches on a Shield lot — which happens in parts of Sudbury — you need to bring in topsoil to create adequate depth for root development. The minimum for a functional lawn is 4 inches of workable soil above the underlying layer. Less than that and the root system can never develop the depth to handle summer heat and drought. I’ve seen this situation on Sudbury properties where the homeowner has been fighting the same problems for years without realizing the root depth was never adequate from the start. The fix is importing topsoil, not changing maintenance habits.
This connects directly to why some Sudbury lawns go brown every July regardless of what the homeowner does — shallow roots from inadequate soil depth can’t reach moisture when the clay surface dries out. Step 3 — Topsoil, Grading, and Drainage

Once the existing soil is broken up, you’re ready to address depth and grade — and this is where Sudbury-specific requirements come in most clearly.
Topsoil depth. If the tilling revealed inadequate soil depth — less than 4 inches of workable material — bring in quality topsoil to build the level up. The topsoil going into a Sudbury sod installation should be a quality blend with adequate organic matter — not pure clay fill, not cheap screened topsoil that’s mostly sand. The organic matter improves water retention, supports microbial activity that benefits root development, and moderates the extremes of Sudbury’s clay-heavy native soil. For a sod installation that’s intended to last, this is not where to cut costs. The price difference between adequate topsoil and cheap fill is small relative to the cost of a failed installation.
Grading for drainage. This is critical on Sudbury properties and frequently done wrong. Every square foot of the sodded area needs to drain away from the house and toward the street or side yard. The grade doesn’t need to be dramatic — a 1 to 2 percent slope is sufficient — but it needs to be consistent across the entire area. Low spots that hold water will produce dead zones in the sod within the first season. On Sudbury properties where drainage problems have created recurring bare patches in the same locations, grading is the fix — not repeated reseeding or resodding over an unaddressed drainage issue. Starter fertilizer. Applied to the prepared soil surface before sod goes down — not after. Starter fertilizer is high in phosphorus, which supports root development in new grass. Applying it to the soil surface before the sod is laid means the roots grow toward it as they establish into the soil below. Applying it on top of established sod after installation is less effective because it sits on the surface rather than in the root zone where it’s needed.
Final grade and levelling. Before any sod goes down, walk the prepared surface. Push on the soil with your foot in multiple spots — if it compresses significantly, it needs more compaction before sod goes on. Sod laid over loose, uncompacted fill will settle and create an uneven surface through the first winter as Sudbury’s frost depth works on the soil below. A lawn roller — available at any equipment rental — compacts the prepared surface to a firm, even base. The goal is a surface firm enough that you don’t sink more than a half inch when walking on it.
What Happens to Sod When Soil Prep Is Skipped
I want to be specific about this because it’s the whole point of the article — and because I’ve seen it play out on enough Sudbury properties to describe it precisely.
Sod laid on poorly prepared Sudbury soil almost always looks good for the first 4 to 8 weeks. The sod arrives with its own root mat intact and its own nutrient reserves from the farm. It’s green, it’s uniform, it looks exactly like what the homeowner paid for. The problem is invisible at this stage.
By the end of the first summer, the signs start: the sod in certain areas is thinning slightly. The lawn doesn’t hold up through July heat the way it should for new installation. There may be soft spots or slight unevenness that weren’t there at installation as the soil beneath settles.
By the second spring, the issues are clear: thin patches, areas that went into winter poorly and came out looking worse, potential drainage-related dead zones in the same locations every year. By year three, the homeowner is calling someone to fix a lawn that should have been performing well.
The cost of proper soil prep — topsoil, tilling, grading, starter fertilizer — adds to the upfront installation cost. The cost of fixing a failed sod installation — removing sod, correcting soil issues that should have been addressed the first time, reinstalling — is significantly higher. If you’re getting quotes for sod installation in Greater Sudbury and one quote is significantly lower than others, ask specifically what soil preparation is included. If the answer is “we’ll till it and lay it” without mention of topsoil depth assessment, grading, or drainage — you know what’s being cut.
After the Sod Is Down — The First 30 Days
Soil prep sets the foundation. The first 30 days after installation determines whether that foundation produces a lasting lawn or a short-term result.
Watering: twice daily for the first two weeks — morning and early afternoon, just enough to keep the top inch of soil moist. The goal is consistent moisture while the sod roots push into the prepared soil below. After two weeks, transition to once daily. After rooting is established at 6 to 8 weeks, shift to the deep infrequent watering that builds long-term root depth. Traffic: keep it light for 4 to 6 weeks. Sod that hasn’t rooted yet compresses under foot traffic, creating dead spots in the areas that were walked on most. This is especially important with children and dogs — the lawn will handle normal activity once it’s established, but it needs time to get there.
First mow: when the sod reaches 4 inches and the roots have established enough to resist a gentle tug. Set the deck at 3 inches and hold it there all season. First mow too early and you’re pulling plants that haven’t anchored yet. First mow at the wrong height and you’re starting the root-depth cycle that determines how the lawn performs in July. Annual aeration from year two: starting the second spring, annual core aeration is the most important ongoing maintenance on any Sudbury sod lawn. The clay below the installed topsoil will continue to compact under freeze-thaw cycles. Annual aeration keeps the root zone open and is the main reason some Sudbury lawns look better at year five than they did at installation — the soil structure improves over time with consistent aeration rather than deteriorating.
