What Property Cleanup Costs in Greater Sudbury — Honest Numbers

Here’s the straightforward version based on what I actually quote across Sudbury properties every spring.

Small Yard (under 4,000 sq ft)

$150 – $250

This is a typical semi-detached or townhouse lot in Garson or Val Caron. Not a lot of lawn, a few garden beds, manageable debris load from the winter. One person can usually knock this out in two to three hours.

Average Residential Lot (4,000 – 9,000 sq ft)

$250 – $450

This is the most common property I quote in Greater Sudbury. Most single-family homes in Hanmer, Lively, and Chelmsford fall into this range. A crew of two, three to five hours depending on how bad the winter was and how much tree coverage the property has.

Large Residential or Corner Lot (9,000 – 15,000 sq ft)

$450 – $700

Bigger properties with mature trees, longer edges to clean up, more debris. Sometimes a full day for a two-person crew. These jobs can also vary more based on how overgrown things got over winter.

Large or Rural Property (over 15,000 sq ft)

$700 and up — quoted individually

At this size, there’s too much variation to give a flat number. I’ll always walk the property before quoting anything over this size. Some large lots are simple; some have drainage ditches, wooded sections, or years of accumulated debris that changes the job completely.

What Makes the Price Go Up

I want to be honest about this because I’ve seen homeowners get surprised by quotes that came in higher than they expected. Here’s what actually drives cleanup costs up on a Sudbury property.

More trees means more debris. A property with six mature maples drops a completely different volume of leaves and branches than an open lawn. If you’ve got heavy tree coverage, expect the higher end of whatever range your property size puts you in.

This is the one people forget. Getting rid of everything we collect takes time and has a cost. If you want debris hauled away completely — not stacked at your curb — factor that in. Most reputable companies include this, but not all. Ask before you book.

Accessibility

Properties with gated side yards, tight access to back areas, or a lot of obstacles take longer to work through. It doesn’t make the job impossible — it just affects how long it takes.


What’s Actually Worth Paying For vs. Doing Yourself

I’ll be honest — there are parts of a property cleanup you can absolutely do yourself if you have the time and the right equipment. And there are parts where paying someone to do it properly is worth every dollar.

  • Basic leaf raking on a small, open lawn if you have time on a weekend
  • Picking up sticks and branches before the crew arrives — this can actually reduce your quote

  • Hauling. Getting debris off the property is the part most homeowners underestimate. Renting a trailer, making dump runs, the time involved — hiring it done almost always makes more sense.
  • Edge cleanup. The difference between edges done properly with a commercial edger and edges done with a consumer string trimmer is visible. If curb appeal matters to you, this is worth professional work.
  • Large properties. A big yard that takes one person two full weekends takes a two-person crew half a day. Your time has value.
  • First cleanup after a rough winter. Sudbury winters are hard on properties. 2026 was no exception. If your yard took a beating and you’re not sure what needs to come out and what’s still alive in the beds — someone with experience will get it right without taking out plants that are just slow to come back.

Should You Bundle Cleanup With Your First Grass Cut?

This is something I get asked a lot, and my answer is usually yes — if the timing works out.

Here’s why. In Sudbury, the first cut of the season in May often needs to happen before the yard is fully cleaned up — the grass doesn’t wait. If we’re already on your property for cleanup, adding the first cut to the same visit saves you a separate booking, and we can sequence the work properly: cleanup first, then cut, so you’re not mowing over debris.

If you’re booking cleanup and grass cutting separately, just make sure cleanup happens before the first cut. Mowing over a yard full of winter debris is hard on the equipment and doesn’t give you a good result.


What to Do After Cleanup — The One Thing Most Sudbury Homeowners Skip

I’m going to mention this because I see it every spring and it genuinely makes a difference.

After a property cleanup — especially after a winter like this one — the soil on most Sudbury lawns is compacted. Snow load, freeze-thaw cycles, and foot traffic over winter press the soil down and restrict the root growth of your grass. Your lawn looks okay on the surface, but it’s struggling underneath.
